Rules
Cancellation Policy
Nightly/Weekly Stays: For all stays shorter than 30 nights, no refunds are given on or after arrival. Cancellations made at least 14 days in advance will be refunded in the form that was used for payment. Deposits will be forfeited for all reservations canceled less than 14 days prior to your arrival date. Monthly Stays: For all stays of 30 nights or longer, no refunds will be given on or after arrival. Cancellations made at least 45 days in advance will be refunded in the form that was used for payment. Deposits will be forfeited for all reservations canceled less than 45 days prior to your arrival date.
Substance Abuse
possession and public use of alcohol and/or drugs, as well as public intoxication in the community, is prohibited. There is a zero-tolerance policy for any and all substance abuse which is grounds for immediate eviction.
Outside Appearance
RVs and campers should be in good working order and the outside appearance kept in good repair. Home-made school buses and RVs are not allowed unless inspected and improved by the management. The staff has the authority to refuse any rig that does not meet the community standards. No tarps may be used to cover any portion of the dwelling. No clotheslines or hanging laundry. No indoor furniture or appliances may be kept outside. No window A/C units are permitted on any RV. Furniture outside your unit is limited to clean, outdoor patio furniture and chairs. Potted plants are allowed, but limited to five per site. No trampolines or swimming pools are permitted on the property due to insurance restrictions. No playsets, carports, sheds or other structures may be installed.
Public Areas
Smoking is permitted on individual sites only. No smoking in any common areas including but not limited to laundry, bathhouse, recreation areas, and outside sitting areas and green spaces. Please do not flush anything in toilets other than toilet paper. Keep all building doors closed. No trees or bushes are allowed to be cut or trimmed. GENERAL: Tenants and Guests are responsible for any damage or injury caused by themselves, their children and/or pets. The park is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle. We reserve the right to evict any person(s) who does not comply with the rules and policies. Guests violating rules that result in eviction notice will not receive any refunds. We adhere to and maintain all state, county, and local laws on property
Laundry Room
Pay-per-use laundry facilities are provided next to the park office. Tenants must provide their own supplies. Do not leave any laundry unattended in the machines or in the laundry area. Any unclaimed items will be discarded every week. No smoking or pets inside the laundry area at any time.
Damages
Any damages to water, sewer or electrical lines, or any other park property, caused by a tenant will be repaired by a licensed and insured professional. The person responsible for the damage will be responsible for payment of the repairs.
Commercial enterprise
No type of “commercial enterprise” shall be conducted in the community without prior written management approval.
Weapons and Explosives
Use or display of any type of fire arms, weapons, or explosives is prohibited and will not be tolerated. This includes BB guns, bow and arrows, slingshots, knives, fireworks, etc.
Children
Residents are responsible for the behavior of their children. Children should be supervised at all times.
Privacy and Noice and disturbances
All residents will respect the privacy of their neighbors by not walking through their yards and lots. Management and maintenance staff are the only individuals permitted access to any and all lots for purposes of inspecting, repairing, and maintaining the premises. Do not move your unit to an unassigned site. Your site is guaranteed only if your days are paid for. Residents will respect the peace of the community by avoiding “loud” music, televisions, stereos, vehicles, machinery, etc. at all times of the day. Quiet time is from 10 PM to 8 AM. Disorderly conduct, abusive language and noisy disturbances shall result in the immediate removal of the person committing any such offense. Any residents or guests of residents who cause a disturbance requiring law enforcement officials to be called to the community will be found in violation. Any further visits by law enforcement will result in immediate eviction, without exception.
Hook Up
Florida law requires sewer connections to be secured with sewer rings. All waste disposal hook ups must be sealed with all hoses and connections free of leaks. All water lines must be free of leaks.
Trash
An on-site dumpster is provided for residents only. All residents are required to place garbage in plastic bags before depositing in the dumpster. No trash should be kept around any residence. Violations will be documented by management, and more than 3 written violations will result in termination of the lease agreement.
Vehicle and Vehicle Storage
Residents may park one RV and a maximum of two vehicles per site. Vehicles must be in working condition and possess a valid and up-to-date license plate. Up-to-date vehicle information must be kept on file in the office at all times. Unlicensed and non-operational vehicles, minibikes, dirt bikes, and ATVs are not allowed in the community. Golf carts are permitted. No vehicle parking is permitted on any street. Additional vehicles, boats, and utility trailers may be parked in the designated overflow storage area with management approval. If used long-term, additional monthly fees may be charged. Guest vehicles that cause more than two vehicles to be at each site must be parked in designated overflow parking for the length of their visit.
Pet Policy
All pets must be leashed at all times while in the community (NO EXCEPTIONS). Residents will be allowed up to 2 pets per dwelling. All pet waste is to be cleaned up as soon as deposited. We prohibit breeds having aggressive or unfriendly behavior to dog/cats and humans. There is no excessive barking permitted. Pets are not allowed in the buildings.
Speed Limit
The speed limit in the community is 5 mph. All vehicles shall only be operated by licensed drivers and be driven on designated roadways. Any damages caused by driving in unauthorized areas will be repaired at the expense of the offender.
Guest and Occupancy Limits
The premises are to be used only as a private residence for current tenant(s) registered to the site. Only one RV is allowed per site. Guests are welcome to visit for up to 3 nights. The registered resident must notify the office of any guests. Prior written management approval is required for guests staying longer than 3 nights. Guests are bound by the community rules. Residents are responsible for any damages caused by their guests.
