Campground Overview
The Last Resort is a cozy RV park located on the Blanco River just off Highway 84, between Chama, New Mexico and Pagosa Springs, CO. We have 23 full hook-up sites with 30 and 50amp electric with water and sewer. We have 8 sites along the river with water and electricity only. Basic tent sites are set up in various locations around the park, several being located near water. Our bathhouse has a couch and games, a kitchen sink, microwave and coffee pot; Men's and Women's separate restrooms, $5 for an 8 minute shower, and coin operated washer and dryer.
For outdoor recreation, there are walking trails throughout the park, dog park, fishing in the pond or river, tubing the river, and playing at the beach! The outdoor recreation area includes a volleyball net, horseshoes, cornhole, and other outdoor games. A newly renovated pavilion next to the pond, serves as a gathering place for happy hours and group gatherings!

Rules
Guest Information
Total number of guests in any space cannot exceed the maximum capacity of 5 people for that site. There will be a $5 per person/per night charge after the first 5 people. Visitors are welcome at guest sites between the hours of 7 am and 10 pm. Visitors are not permitted to stay overnight. All visitors are required to leave by 10 pm. All visitors must park in the designated overflow parking. Inconsiderate guests will be required to leave the park. Profanity or violence towards other guests or Resort staff will result in immediate eviction from park.
Snow Plowing
If you are in the park during the winter, it will be up to you to move your vehicle when someone is plowing. We do not want snow built up around the RV's.
Winterizing RV's
If you are in the park during the winter season, you will be expected to winterize your RV prior to October 1st. It is impossible to know when the first snow will arrive. You will need to have your winterization skirting removed by April 31st.
Refunds
No refunds will be granted. If a customer pays for a site for a specific amount of time and chooses to leave early, no refund will be granted. If the reason someone leaves is not at the customer's choosing a refund could be granted by the owner/s.
Safety
For emergencies, call 911. Archuleta County Non- Emergency Dispatch is 970-731-2160. The use of firearms of any kind is PROHIBITED in the park. The use of any paint products or chemicals is prohibited. The use of paintball, air guns, slingshots are prohibited. Fireworks of any kind are prohibited. Obnoxious behavior of any kind is Prohibited. Use of Illegal drugs is Prohibited. Speed limit on property is 5mph. Smoking is not allowed in any resort structure.
The Last Resort on the River (the Resort) does not authorize any guest (regardless of length of stay) to use its address as a permanent/temporary mailing address with the US Postal Service. The Resort is not responsible for collecting, storing, signing for, or for the loss of any package or mail delivered to the Resort . You may use the Resort's address to have packages delivered if you know you will be in the park when they are delivered. We will not forward mail/packages.
Liability
Management, staff and owners of The Last Resort on the River assume no responsibility for accidents, injuries, or losses of any kind. Please enjoy at your own risk. You agree as campers/guests to carry and maintain in full effect, adequate personal, health, property and liability insurance. Please report any problems with your site to the Main Office immediately. Guests are responsible for any damage or injury caused by themselves, their children and/or pets. Guests assume any and all risks and agree to hold The Last Resort on the River harmless. The Resort is not responsible for personal injuries or damage, loss or theft of any personal property or vehicle. The Resort is not responsible for lost, stolen, or damaged articles. Please keep valuables locked up. We adhere to and maintain all state, county, and local laws on property.
Vehicle Information
All RVs and motorized vehicles brought into The Last Resort on the River (the Resort) shall have current insurance and registration. All Motor homes, RVs, Travel Trailers, & Vehicles must be in good working order and appearance. Additionally, all vehicles must be able to be moved by the guest within one days notice. We reserve the right to refuse access to any guest/s whose vehicle/s is/are deemed to be unacceptable. Outside of your RV must be presentable to our standards. Charging of an electric vehicle carries an additional fee. Washing RVs or any vehicle on property is not allowed. Maintenance on RVs or vehicles on property must get prior approval. Only one RV and one vehicle permitted at each campsite, unless “pre-approved” by owner/s. Boats, boat trailers, cargo trailers, car dollies or ATV trailers are not allowed on RV/Camp sites. Storage is available for a fee in our storage lot with the owner's preapproval. Drones may not be used at any time on the property.
Camping Information
All guests must register upon arrival. All sites are to be kept neat and clean for the duration of your stay. Stored items should be in a tote neatly stored in or under your unit. Quiet time: After 10 pm on weeknights and midnight on Friday and Saturday nights until 8 am. Please be courteous to other guests around you. Loud music or objectionable noise is not allowed at any time. All trash is to be disposed of in provided trash bins. If you cannot find the trash bins, please carry trash out with you. do not leave it at your site. Please tie trash bags tightly to avoid loose trash being placed in the trash bins. If you have large items to dispose of, please take the item to the local transfer station or landfill. Do not put them in the bin, if you are unsure, talk to the owner. DO NOT leave trash out overnight. No fences or temporary structures are allowed in the park. Tents are limited to one sleep tent and one shade tent per site. Blow up mattresses, sleeping bags and cots are not allowed outside of tent. Clotheslines are not allowed. Guests may not hang any items from the trees. Cold weather stays with water hookup require $250 additional deposit. No rugs on any grass. Outside rugs are only allowed on gravel areas of your campsite to ensure grass is green for campers throughout the summer.
General
The Last Resort on the River is a natural habitat with wildlife. There are birds, reptiles, deer, bear, rabbits, etc. All guests should ensure pets and small children are supervised at all times.
Fires
Fires must be completely extinguished prior to leaving the area. Propane grills and propane fire pits are allowed. Wood fires are only permitted when permissible by the Forest Service and local government. No cigarette butts on the ground. No fires in the Pavilion. No trash or cigarette butts burned in the fire rings or charcoal cookers. No smoking anywhere except your rented RV site. If you have brought firewood from another state, please burn it immediately and do not transport it to another location. Many invasive pests are transported across our country in firewood. Your cooperation in protecting our valuable natural resources is appreciated.
Pets
We reserve the right to refuse service to anyone whose pet is not considered suitable to the serenity/safety of our guests or The Last Resort on the River. When outside, pets must be kept on a leash under the control of someone who can manage all animals. There is a three-pet limit in The Last Resort on the River; a fee for the second and third animal. No exotic or over-sized pets are permitted. This includes all reptiles or large birds. All pets must be current on vaccinations and accounted for on the reservation. Pets may not be left unattended. Guests are responsible to clean up after their pets. Guests should carry proof of pet’s current vaccinations for Rabies and produce certificate upon request. Pets are prohibited in all Last Resort on the River buildings. If given permission for a temporary pet pen, you are responsible for cleaning, mowing, and weed eating that area. Resort is not responsible for and will not be held accountable for any injury or damage caused by pets. Service animals may accompany a disabled person without any proof of disability or certification for the service animal.
ATV's
You will not be allowed to ride your ATV's in the park.
Rates
Pull-through Sites-There are no month to month rates for pull-through sites, only nightly and weekly. Circle Sites-Month to month rates will be allowed within the circle at $850.00 per month as of September 1, 2022. You will need to pay electricity which will be calculated at the beginning of each month. You will pay your site rate in advance, at the first of each month and electricity for the month before. Rates may be increased at anytime by the owners. Monthly and weekly discounted rates only apply to prepaid accounts. Any delinquency will be charged at the daily rate until prepay is reestablished. Month to month paying guests will need to pay for electricity along with their monthly rate. Additionally, by providing a credit/debit card, you are authorizing The Last Resort on the River to charge your card for payment when a payment is due.
